Water Leaks- more problematic than you think
We often get asked what is the single biggest area of concern identified by our building inspectors Sydney and building inspectors Melbourne and the answer surprises many of us. A problem shower is the most common issue found during our building inspection reports. Although the constant drip, drip, drip from our shower heads can be annoying at least we know what the problem is and can easily fix the issue. A small drip or trickle left unchecked or unnoticed behind your walls or maybe under your shower recess can over time can cause substantial and often rather expensive damage to your property.
When the problem has not been identified this slow drip of water can erode and rot almost any surface that could in turn if left for several years ultimately lead to substantial structural problems. Persistent moisture can encourage timber pests that compromise the structure of your home and as a result lead to devaluation of your property. Our building inspectors look for difficult to spot problems that many homeowners are unaware of. Be aware that these issues are not exclusive just to old bathrooms but are often found in newly renovated areas that can often be covered up just to sell the home. Often this is a direct result of the builder not installing to the Australian Standard 3740-2004, though in most cases it is more often damaged over time. This damage occurs due to holes in the backup layer essential to keep water from leaking from a shower.
By mindful that a typical property insurance policy often excludes damage caused by water that leaks or seeps continuously for 14 days or more. This exclusion applies not only to pipe leaks but also to water in the form of humidity, moisture or vapor. It is intended to eliminate coverage for water damage that results from poor maintenance rather than a sudden accidental event.
There are a few essential checks you can do yourself at home by checking

Taps and sinks – check to see if any taps are dripping. Dripping taps will often just need a replacement washer.

Kitchen - check to see if there is water pooling under the dishwasher or fridge (if it is connected to the plumbing). You should also look for warped or stained cupboards, bench tops or walls. This is a sign that water is leaking from somewhere close by.

Bathroom - check to see if the toilet cistern is continually running. If it is you’ll need to contact a licensed plumber to help you fix the problem.

Laundry - check for water pooling under the washing machine or laundry tub. If you see pooling water in these areas, check the hoses connecting the washing machine to see if they are cracked, frayed, bulging or wet.
