Tips when House Hunting (part one)


When you are looking at buying property we usually have in mind a number of items to be ticked off before we find the right house so I have put together some of these items we must not forget and some will be a higher priority than others but that differs from person to person.   • Location, Location, Location


We always here that the 3 most important things to think of as we look at purchasing our new house is location, location, location. There are so many problems we can encounter in a home but most of them with a little time and effort we can change except its location, unless of course we move. When you go house hunting, consider any potential home's proximity to the kid’s school, transport, closeness to neighbour’s property, traffic, shopping and if you have pets how close is it to the nearest park should all be considered before you go ahead and purchase.

  • Bed and Bathrooms

Think practicality here, sure we would like a big house with plenty of bedroom and bathrooms but what can you afford, budget practicality. Can you afford to decorate and furnish the extra rooms and if so who would be using them and how often. Yes, you might ideally love the idea of your own crafts room or office but are you going to use them. Also think of the heating/ and air conditioning of the extra space, decide exactly what you need and unless you can easily afford it choose the home that is practical for you and your family and your lifestyle. Extra rooms also mean extra cleaning.

  • Storage space

How much storage and cupboard space are you going to need, as most houses especially older style do now have enough storage space. Bathroom storage, linen, sheets etc are just a few of the items requiring storage. Does the house have enough kitchen cupboards and for a family think about your children’s sporting equipment or musical instruments that might need to be stored somewhere? What space might you need to sacrifice at a later date should you need further storage space. Most older homes tend to have minimal closet and storage space whilst newer homes tend to have big closets and lots of storage.

  • Renovation options

The house you have decided on maybe the right one for right now but think of a few years in the future. Are you able to renovate later and if so does your council have restrictions? Is it cheaper to get an extra bedroom now or will your needs change in the future?
