When deciding to purchase a property one of the best decisions you can make is to organise a professional building inspection company to conduct a pre-purchase or building report. What is a Building inspection report?

Otherwise known as a pre-purchase inspection report it is done prior to you purchasing the property you are looking at. This report offers you a detailed written report of the properties condition and details any problems or defects with the property and can include information on faulty gutters and roofs, walls cracking, leaks in your plumbing or perhaps rising damp as examples.

Why do I need one?

A building inspection report done before you buy a property offers the following to potential buyers

  • information can be used to try and negotiate a better price for the property i.e. you may have to pay to repair some of the problems
  • knowledge of the problems before purchasing the property
  • professional advice about major issues and how they will affect your property in the future

How to organise your report

At Australian Property Building Inspections (APBI) just give us a couple of days’ notice when booking your building inspection but remember to allow yourself enough time before the purchase of the property to make an informed decision, so contact the vendor and arrange for the property to be inspected as early as possible/

Note: A pre-purchase or building inspection report is different to a 'pest inspection report'. A building inspection report will report on the visual damage to the property that may have been caused by termites, it doesn’t usually include the existence of termites or other timber destroying pests. A separate pest inspection report also can be done by APBI prior to purchasing the property.

You should always use a suitably qualified person to provide a professional building inspection report of the property you have your eye on.
