Stick to your budget
I can't stress how important this is when building your home because it is so easy for costs to spiral if you are not in control of your budget from the outset, whilst most builders provide a fixed price contract when building there are also extra costs that cannot be included till building time and amounts can easily change closer to the date but these are your cost so keep an eye on them and stay on track, it’s easy to be swayed by finishing that are more expensive than planned but choose wisely with your budget in mind always.
Think about its resale value
I know most of us that build have the mindset that this property is the one they shall remain in their whole life, and I still know people that are living in the same house 50 years later because that was predominantly the mindset of older Australians, however, the future brings change and selling your house and moving to a new one perhaps several times during our lives is now the norm so when building your own home keep in mind the resale value of the house, did you sacrifice a decent size bathroom for the sake of a storage room that is rarely used?
When buying a house most of us don’t want small cramped rooms with just the one bathroom and toilet all together. Do you have a garage, is the kitchen played out the best way functionally, yes go ahead and put your own style on the place but anything outlandish may not appeal to the next owner of the house so choose wisely with resale in mind.
Make sure you get along with the supervisor of the building site
Whilst you may find the site supervisor looks after a number of properties to supervise, developing a good relationship with him can really come in handy. Just like any business you work in, it is great to have a good rapport with work mates but, ultimately it’s the supervisor that determines how satisfied you are, plus he will be the one you need to speak with should you have any problems with your house being built.
